ျမန္မာ့ခရီးသြားလုပ္ငန္းနဲ႔ ဟိုတယ္၀န္ေဆာင္မႈဆုိတာ

ကၽြန္မ အေနာက္ႏိုင္ငံမွာ Tourism Management ကို ေလ့လာေနတဲ့ ေက်ာင္းသူတစ္ဦး ျဖစ္ပါတယ္။ ဟိုတယ္လုပ္ငန္းလည္း အေတြ႔အႀကံဳရွိပါတယ္။ တကယ္ကို Five Stars Hotel မွာ အတြင္းေရးမွဴးမအျဖစ္ တာ၀န္ထမ္းေဆာင္ခဲ့သူပါ။ 

အခု ျမန္မာျပည္က Hoteliers ေတြ လုပ္ေနတဲ့ အကြက္ကို မေျပာမျဖစ္ေျပာမွ ရေတာ့မယ္။ စီးပြားေရး သီအိုရီေတြအရ..Demand မ်ားလာရင္ Market က Competitive ျဖစ္လာတယ္။ ေစ်းႏႈန္းေတြ ေလ်ာ့ ခ်လာရတယ္။ 

အခုေတာ့ မဟုတ္ေပါင္။ ကၽြန္မျပဳစုေနတဲ့ စာတမ္းအတြက္ ကၽြန္မ ခရီးသြားလုပ္ငန္းကုမၸဏီေတြကို ဆက္သြယ္ေမးျမန္းရာမွာ အလြန္အင္မတန္ ရယ္စရာေကာင္းေသာ ျဖစ္ရပ္မ်ားကို ေတြ႔ရွိရပါတယ္။ 

အခ်ိဳ႕ေသာ ဟုိတယ္အမ်ားစုက ကုမၸဏီအသစ္ေတြမေျပာနဲ႔ ကုမၸဏီႀကီးေတြကိုေတာင္ေစ်းႏႈန္းမေပးတာ၊ Contract ရဖို႔အတြက္ Travel Agent ေတြဆီကေန US Dollar 100 ကို Deposit ေတာင္းတာ၊ တစ္ရာသီ ကို အနည္းဆံုး အခန္း ၂၀ သံုုးရမယ္ဆိုၿပီး ေတာင္းဆိုမႈေတြမ်ားလာတာ၊ Booking တင္ရင္ သူတို႔ေျပာ သလို အခန္း ၂၀ တင္တာေတာင္ ၅ ခန္းေလာက္ပဲ confirmation ေပးၿပီး က်န္အခန္းေတြကို Waiting Lists လုပ္တာ၊ ေမးလိုက္တိုင္း fully-booked, over-booked ျဖစ္ေနတာ စသျဖင့္ပါဘဲ။ 

ဒါေပမယ့္ Deposit ကိုေတာ့ လိုခ်င္တာ၊ Booking တင္လွ်င္ Deposit ကို ခ်က္ျခင္းသို႔ ရက္အနည္းငယ္ အတြင္း ေပးမွသာ အခန္းေပးျခင္း၊ Tour confirm ျဖစ္ပါက က်န္ေငြကို အျမန္ဆံုးေပးေခ်ခုိုင္းျခင္း၊ Booking Cancel ျဖစ္ပါက Cancellation Letter ကို ခ်က္ျခင္း အေၾကာင္းမျပန္ဘဲ Cancellation Fees ကိုသာ ေတာင္းခံေနျခင္း၊ ေရွ႕လမ်ားအတြက္ႀကိဳတင္ Booking လက္မခံျခင္း၊ လာမယ့္ Season အတြက္ Contracts မ်ား ေတာင္းခံ မရျခင္း၊ ေတာင္းခံလို႔ရေသာ္လည္း လအပိုင္းအျခားျဖင့္သာ ခ်ုဳပ္ဆိုၿပီး ပိုမိုျပင္း ထန္ေသာ ေပၚလစီမ်ား ထည့္သြင္းလာျခင္း၊ အဲဒီလို ရယ္စရာေကာင္းတဲ့ လုပ္ရပ္ေတြ Tourism ကို တကယ္ နားမလည္ပဲ ပိုက္ဆံ ရၿပီးေရာ ျဖစ္လာတာေတြက ျမန္မာျပည္ရဲ႕ ခရီးသြားလုပ္ငန္းကို ေသခ်ာ 
ေပါက္ ပ်က္စီး သြားေစႏုိင္ တယ္ ဆိုတာပါပဲ။ 

၀န္ႀကီးဌာန အေနနဲ႔ ေစ်းႏႈန္းသတ္မွတ္ေပးလိုက္တာကလည္း ဘယ္ႏိုင္ငံမွာမွ မၾကားဖူးပါဘူး။ 
ျမန္မာျပည္က ျပန္လာတဲ့ ဧည့္သည္ေတြကို ဆက္သြယ္ေမးျမန္းရာမွာေတာ့ (မင္းတို႔ ျမန္မာျပည္က အလြန္လွပါတယ္။ ဒါေပမယ့္ ဟိုတယ္ေတြက အရမ္းေစ်းႀကီးတယ္။ ၀န္ထမ္းေတြ ေဖာ္ေရြေသာ္လည္း ၀န္ေဆာင္မႈက Professional မျဖစ္ပါဘူး။ တစ္ခ်ိဳ႕ဆို အဂၤလိပ္လို ေကာင္းေကာင္း မေျပာတတ္ဘူး။ International Standard ျဖစ္ေအာင္ ေလ့က်င့္ပ်ိဳးေထာင္မႈေတြလုိတယ္) လုိ႔ ေျပာၾကပါတယ္။ 



(ငါတိုိ႔ အေနာက္ႏုိင္ငံေတြမွာ ကမၻာေက်ာ္ပုဂၢိဳလ္ႀကီးေတြတည္းတဲ့ ဟိုတယ္ေတြကသာ တစ္ညကို US Dollar 100 နဲ႔ အထက္ေကာက္ခံၾကတာ။ ၀န္ေဆာင္မႈကေတာ့ ေျပာမေနပါနဲ႔ေတာ့ ႏႈိင္းယွဥ္လို႔ မရပါဘူး။ အနီးစပ္ဆံုး ထိုင္းႏုိင္ငံ၊ လာအိုႏုိင္ငံ၊ ဗီယက္နမ္၊ ကေမၻာဒီးယားႏုိင္ငံေတြက ဟုိတယ္ေတြ
ေတာင္ ျမန္မာျပည္ေလာက္ ေစ်းမႀကီးပါဘူး။ ၀န္ေဆာင္မႈကလည္း မတိမ္းမယိမ္းပါပဲ၊ အဲ ဘန္ေကာက္ မွာေတာ့ Five Stars ဟိုတယ္ေတြေတာင္ တစ္ညကို ေဒၚလာ ၆၀ နဲ႔ တည္းလို႔ရေနပါတယ္။ 

ဒါေတြ ျမန္မာျပည္ က ဟိုတယ္ပိုင္ရွင္မ်ားႏွင့္ ၀န္ႀကီးဌာနက ေသခ်ာေလ့လာ သံုးသပ္သင့္ပါတယ္) တဲ့။ 

ၿပီးခဲ့တဲ့ႏွစ္က လန္ဒန္မွာ Olympic Games ႀကီးက်င္းပခဲ့ပါတယ္။ဟိုတယ္ေတြလည္း ေမွ်ာ္လင့္ေန တာေပါ့။ အဲဒီေတာ့ေစ်းေတြ တင္ထားပါတယ္။ အဲ ျဖစ္ခ်င္ေတာ့ အဲဒီအခ်ိန္မွာ ပံုမွန္ခရီးသြားေတြက အင္း ဟုိတယ္ေတြျပည့္ ေနမွာပါေလဆိုၿပီး မလည္ခဲ့ၾကပါဘူး။ 

စာရင္းဇယားမ်ားအရ ေမွ်ာ္မွန္းထားတာထက္ ဧည့္သည္ ရရွိမႈ ေလ်ာ့သြားခဲ့ပါတယ္။ ကၽြန္မ ဒီေနရာမွာ ယွဥ္ျပခ်င္တာက အခု ျမန္မာႏုိင္ငံမွာ အဲဒီေလာက္ႀကီးတဲ့ Events မ်ိဳး မလုပ္ဖူးေသးပါဘူး။ 

ဒီႏွစ္က်င္းပမယ့္ SEA Games နဲ႔ ေရွ႕ႏွစ္ ASEAN Summit ဆိုတာကလည္း ASEAN ႏုိင္ငံေတြ သာပါ ပဲ။ တစ္ကမၻာလံုးအေနအထားမ်ိဳး မဟုတ္ေသးပါဘူး။ ဟိုတယ္ေတြက ခရီးသြားကုမၸဏီေတြကို ဆက္ဆံလာတဲ့ ဆက္ဆံေရးကလည္း မႏွစ္ၿမိဳ႕ဖြယ္ပါပဲ။ 

ကၽြန္မ သင္ထားသမွ် ေလ့လာခဲ့ရသမွ် ဟိုတယ္ႀကီးမွာ အလုပ္လုပ္လာခဲ့သမွ် ခရီးသြားကုမၸဏီေတြကို အၿမဲတန္း ႀကိဳတင္ ၁ ႏွစ္စာ Contract Rate ေပးပါတယ္။ 

ျမန္မာျပည္က Hoteliers ေတြ အေနာက္ႏုိင္ငံက လူေတြရဲ႔ ခရီးသြားစနစ္ကို ႀကိဳတင္သိထားသင့္ပါတယ္။ 
အေနာက္ႏိုင္ငံကလူေတြက ႏိုင္ငံတကာခရီးထြက္ဖို႔အတြက္ ၁ ႏွစ္အနည္းဆံုး ၂ ႏွစ္ အမ်ားဆံုး ႀကိဳတင္ၿပီး ခရီးသြားကုမၸဏီေတြမွာ ခရီးစဥ္ေတြ ၀ယ္ၾကရပါတယ္။ 

အဲဒီအေတာအတြင္း သူတို႔လည္း ပိုက္ဆံေလးေတြ စုၾကရတာေပါ့။ ပိုက္ဆံခ်မ္းသာလို႔ ျမန္မာျပည္ကို လာလည္ၾကတဲ့သူရွိသလို ပိုက္ဆံေလးေတြ စုၿပီး ျမန္မာျပည္အလွ ျမန္မာလူမ်ိဳးေတြရဲ႔ ေဖာ္ေရြမႈကို လာၾကည့္ခ်င္ၾကတဲ့သူေတြလည္း ပါပါတယ္။ 


အေနာက္ႏုိင္ငံေတြမွာ ဟိုတယ္ေတြက ခရီးသြားကုမၸဏီေတြကို ေပးတဲ့ေစ်းႏႈန္းဆိုတာက သူတို႔ အတြက္ လည္း Yield Management ကို လုပ္ၿပီးသားျဖစ္သလို အၿမဲတမ္း ဟိုတယ္က ခရီးသြားကုမၸဏီေတြေၾကာင့္ လုပ္ငန္းလည္ပတ္ႏုိင္တယ္။ 

အင္တာနက္ကလာတဲ့ ခရီးသြားေတြထက္ ခရီးသြားကုမၸဏီကလာတဲ့ ဧည့္သည္ေတြကို သူတို႔က ပိုႀကိဳက္ တယ္။ ဘယ္ဟိုတယ္မဆို Rack Rate, Internet Rate ေတြ အမ်ားဆံုးလိုခ်င္တာပဲ။ တကယ္ လက္ေတြ႔ မွာ ျဖစ္မွ မျဖစ္တာ။ 

ဟိုတယ္လုပ္ငန္းရွင္မ်ားႏွင့္ ခရီးသြားကုမၸဏီေတြဆိုတာ တစ္ေလွတည္းစီး တစ္ခရီးတည္း သြားေနၾကရတဲ့ သူေတြပါ ကၽြန္မပို႔စ္ေလးက ျမန္မာႏုိင္ငံရွိ ဟိုတယ္ႏွင့္ ခရီးသြားလုပ္ငန္းမွာ လုပ္ေနၾကေသာသူမ်ားကို အထိုက္အေလ်ာက္ အျမင္မွန္ရရွိေအာင္ လုပ္ေပးႏုိင္မယ္လို႔ ေမွ်ာ္လင့္ပါတယ္။

    There was an increase in demand but the supply hasn't be increased accordingly. So there can still be a chance for overpricing. In other way, if we compare our country to other tourist destinations (Lao, Thai), what our country can give to tourists could be quite different. In this case, we could keep our market at a higher rate. But it should be regular and also need to have a very close look to the demand. Otherwise we could fail...

    This article is written from the point of view of travel agency/tour operator and the author shows lack of understanding of basic Economics. There has been a dramatic rise in number of foreign tourists secondary to “democratic reforms” introduced by Thein Sein government. Although many hotels are being built, it will be sometimes before more rooms are available. So currently it is a seller’s market hotel-wise and they can dictate whatever terms they want and you can’t blame them for maximizing their profits. Who knows? A few years later there will be a glut of hotel rooms and the travel agencies may dictate terms favorable to them. Moreover, what about travel agencies? Why don’t we hear complaints about exorbitant fees, kickback scams and unprofessional services of travel agencies and tour operators? Why were they howling in protest when the government wanted to allow foreign tour operators which would have introduced more competition and better service? Of course they want maximize their profits as the hotel owners currently are doing.

Why I wrote this post is the authorized persons from Hotels and its industry should know and realise the current situation. I understand the hoteliers want to get much profit or income. Here I want to point out, that is, some of the hoteliers have lack of tourism ethics such as taking deposit or taking money for contracts and other facts that I have mentioned. The government or Ministry of Hotels and Tourism can control the tourism to have quality tourism. Of course, our country tourism is totally differnt from Thai tourism. If they want to do really like tourism in Butan, I won't say these facts. If you want to visit Butan, you must pay 250$ per day per person including meals, guide service, accommodation, transportation etc. Butan Tourism Organization wants to get very little tourists but they provide the travellers quality tourism. They don't issue the visas as they like. They manage well co-operating with travel agencies. As a result, only the people who really values the culture of Butan visit there. Now a lot of tourists are coming to Myanmar as it is opened well because of positive political movements. I am happy to receive a lot of tourists in our country but we should have master plan for future. Tourism is one of the sources for our country economy as well as it can be a threat to tourism reputation if we have too many tourists. The aims of my post is to know the stakeholders to provide quality tourism, to handle the problems between the hoteliers and travel agents and to re-position the tourism in time. Currently the hoteliers in Myanmar collect deposit from travel agencies, who will check for taxation, who is really reliable to do that without corruption? As I have a lot of facts from tour operators in Europe, a lot of tours to Myanmar are cancelled because of high price from hotels. Even inns or guest houses in Myanmar, they change the name as hotels and they charge like 5 stars hotels in Bangkok. Why did the Ministry of Hotels and Tourism allow it? It shouldn't be. It is not ethically business. As a result, from my survey, the tour operators in Europe, they sell the tours more to Cambodia, Laos, Sri-Linka, Vietnam, Thailand and Indonesia in Asia. Therefore who looses the chances? Like the saying, "Grasp all, lose all", if the hoteliers carry on like this situation, not only tourism in Myanmar but also the economy will not have good effects from tourism. Of course, I know, there is insufficient supply in Myanmar at the moment. If so, don't issue too many visas to FIT tourists. You may know or not, a lot of FIT tourists slept in monasteries. It makes the tourism reputation in Myanmar worse. The hoteliers can maximize their profit in other ways. They raise up the room rate over 300%. As I studied Economics and now Tourism Management, I have never heard to increase the rate like in Myanmar tourism industry. As I had worked in Five Star Hotel as a secretary, the hotel owners are very careful if they want to increase even 5% for room rate. Before increasing the room rate, they announce 3 months in advance that they will increase the rate. Not immediatly change like in Myanmar, they respect the customers and travel agents. After that, they started to increase the room rate from 2% to 5% slowly.

    1. Some of the tour companies have cheated over the family owned hoteliers and now they are facing the difficulties.
    2. From the beginning of the "star ratings of the hotels" it's good that the ministry has the idea of doing it,but they should have done it in a fair game *need to have someone qualified to rate the hotels , in fact the person who rate the hotels dont have any clue what is more important than just "facilities" of the hotel.
    From that it brings in the conflict of hotel rates and charges on the guests.
    Especially the "HOTEL OWNERS" need to have certain knowledge background on how to charge their hotels -not just for Profit purposes but reputation purposes. We're sure they have visited abroad and experienced the stays in overseas, Their lack of mentality is not helping the locals but only getting them ore money.
    4.I'm seeing "not even domestic travellers can enjoy the inbound tourism due to the rates of the hotels (despite the airfares and transport charges) I wont blame the international travellers would complain non the less.
    5. I would agree with the writer and some people who comment since i'm back here from overseas n still not coping well with the "MARKETING TREND" of MYANMAR TOURISM which is ridiculouly insane!
    My personal SOULTION n suggestion to the PPl n ministry..
    The ministry should work hard to set up the HOTELS' RULES n REGULATIONS,strong regulations applied to penalised, if any hoteliers are charging more than what they should and Yes please do it effectively to abide by the regulations.NO matter who that person is/or who owns the hotel.
    We should all start considering if we really want the money from the TOURISM we need to look for long term and not to let their money goes to another country as we have so much to sell in our country's nature and nurture of what we own!

    Its only been a year that the hotel market is coming back. More than a couple years back, do we even realize almost all the hotels are facing loss. At that time, what does the government do? was there any help from them?. All that time, the hotels were under Travel agent. The hoteliers nodded everything what the travel agents said because they were the one in charge in those crisis. During those crisis, $100 rated hotel were selling their room for around $20. What did the travel agencies do to help? does anyone help? who stands for those matters?

    For a 3 stars hotel, the minimum investment is above USD$5 millions. Nobody is going to destroy their own reputations.

    The reality, the correct way is that hotel and travel agents should work together. Working together will create more success and a successful future.

    For my point of view on the post, i believe your post is written only your point of view and what is surrounded around you. There are many facts that you don't know. Since you are the travel agent, you will only know the side of travel agent. You wont know how much the hoteliers suffer and depress in Myanmar. For that, i suggest you(the author) to discuss someone from the hoteliers, a close relation hoteliers will be better. I believe once you realize the full story, you will likely to invest in building ten more agencies than building the hotel. For a hotel, the hotelier must keep in contact with about 300 agencies. In those 300, there are good agencies and bad agencies. (The agencies who willing to work together with hotel and the agencies who care about themselves.) In the country of rapidly changing,There are many good hotels who cares about the country as well as, bad hotels who care about themselves.

    Therefore, I believe if you write the post in both side(hoteliers and agencies) will be a much better post rather than mainly writing for one side.
